Proposed Williams Park Estate Housing Subdivision

Notification for Publication of Preliminary Documentation under the Environment Protection and Biodiversity Conservation Act 1999 (EPBC Act).

Proposed Williams Park Estate housing subdivision, 65 Williams Road Thurgoona NSW (EPBC 2025/10204)

In accordance with Section 95A(3) of the Environment Protection and Biodiversity Conservation Act 1999 (EPBC Act), public comment is invited on an action proposed to be taken at the land located at 65 Williams Road, Thurgoona.

The Trustees of the Roman Catholic Church for the Diocese of Wagga Wagga  is proposing to undertake development works on vacant agricultural land located at 65 Williams Road, Thurgoona, approximately 10 kilometres north-east of the Albury CBD and 1.5 kilometres east of the location of Ettamogah. The proposed development will see the subdivision of land into 462 new residential housing lots, and construction of supporting infrastructure such as roads, drainage, stormwater basins, open spaces and environmental reserves.

The Commonwealth Department of Climate Change, Energy, the Environment and Water (DCCEEW) deemed the proposed development a ‘controlled action’ under the EPBC Act due to potential impacts on ‘listed threatened species and communities’ (sections 18 and 18A), with assessment on Preliminary Documentation.
